No Deposit Home Loans: Buy With Nothing Saved (Yes, Really)

Saving a 20% deposit is the single biggest thing keeping people out of the property market. On Brisbane’s median house, that’s well over $200,000 before you’ve bought a thing, and prices have been rising faster than most people can save.
Here’s what the banks don’t advertise: you may not need a deposit at all.
How a 100% home loan works
A no deposit loan lets you borrow the full purchase price of the property. With the right structure you can go further, up to 105%, which covers stamp duty, legals and fees as well. You walk in with nothing saved and walk out with keys.
The most common structure is a guarantor loan. A family member, usually a parent, offers a slice of equity in their own property as additional security. They don’t hand over cash and their money isn’t spent, their equity simply guarantees part of your loan until you’ve built enough equity of your own, at which point the guarantee is released. In our experience that release typically happens within a few years as the property grows and the loan is paid down.
Who this suits
You need decent income and clean credit, because you’re servicing a bigger loan, and you need a family member willing and able to help. What you DON’T need is years of savings history or a six-figure deposit.

Why now
It’s a buyers’ market: more stock, clearance rates around 50%, less competition. The people who buy well in markets like this are the ones who are ready to move. If the only thing stopping you is the deposit, that’s a solvable problem.
The honest bit
A bigger loan means bigger repayments, and your guarantor is taking on real obligations, so the structure has to be done properly, with the guarantee limited and a clear release plan. That’s the part we’ve spent 10 years getting right. Conditions apply and not everyone qualifies, which is exactly why the first step is a conversation, not an application.
